There are fewer private islands for sale in the Caribbean than most people assume, and fewer still of any real size. Most listings that carry the phrase turn out to be a few acres of sand and palm, a single house with sea on all sides. An island large enough to have its own weather and its own wildlife almost never changes hands. One has now come up in Anguilla, and it is listed at $222 million through Dream Dwell Realty.
Dog Island runs to about 510 acres off Anguilla’s northwest coast, which places it among the largest privately held islands in the eastern Caribbean. It has belonged to a single family for many years, part of the reason it has stayed off the market for so long.
Scale changes what an island is. At half a square mile and more, Dog Island reads as terrain rather than a lot, with low cliffs, interior ponds, several beaches, and enough ground to support a full cast of wildlife. It is a recognized Important Bird Area, and in nesting season its interior fills with several hundred thousand seabirds, among them one of the region’s major sooty tern colonies. The reef around it lies within a protected marine park where turtles come ashore to nest. That is the sort of thing 510 acres holds and a beachfront parcel never can.
Islands of this kind draw a particular buyer. They tend to think in generations, drawn to the privacy and the permanence such a place offers, and they are rarely in a hurry to build. Anguilla suits them. The territory charges no income, capital gains, or estate tax, and it reviews foreign purchasers through its Alien Land Holding License, a process that runs over a few months and gives the government a say in who acquires its land.
The wider setting does no harm to the case. Anguilla was named the top island in the Caribbean, Bermuda, and the Bahamas in Travel + Leisure’s 2025 World’s Best Awards, and its beaches are counted among the finest in the region. Dog Island sits apart from all of that, a short boat run offshore and a world away from the resorts.
“There are only a handful of islands like this left in private hands anywhere in the region,” says Glenford Walters of Dream Dwell Realty. “Whoever buys it will not be buying it to change it. They will be buying it to keep it.”
