Megan Q. Smith, PCAM, Leverages Expertise to Help Companies Stand the Test of Time

Rooted in strong family ties, Megan Q. Smith, PCAM, is a distinguished professional and expert in sales, marketing, and business transitions. As the vice president of operations at Maredith Management, her family’s company, now part of the Communitas group, she oversees financial operations, leads business development initiatives, manages key vendor relationships, develops sales and marketing strategies, and maintains a select client portfolio.

About Megan Q. Smith 

Smith is a seasoned operations leader with a passion for community management and a track record of building strong teams and efficient systems. She holds a bachelor’s degree in communication from the University of Maryland, College Park, and is a certified Professional Community Association Manager (PCAM), the highest professional designation in the community association field. 

Smith began her career with internships at a technology firm and in high-end hotel marketing, gaining early exposure to both innovation and client service. She joined Maredith Management in 2008 and has served as chief operating officer, playing a key role in scaling the company’s operations and improving client experience. In 2016, she also launched Home Smith Mobile LLC, a startup focused on streamlining HOA Management services. While the business did not ultimately scale, the experience deepened her appreciation for entrepreneurship, and it honed her business development skills. In recognition of her work, Smith received the Managers of Excellence Award from Reserve Advisors in 2016. She continues to bring a thoughtful, people-first approach. 

Success at Maredith Management

Maredith Management was purchased by Smith’s mother in 2001, giving Megan a firsthand look at the company’s growth and its impact on employees, homeowners, and communities at large.

“My mom laid a strong foundation,” Smith reflects. “She worked incredibly hard to build the business, often wearing all the hats herself. When my brother and I stepped in, we had a deep appreciation for the effort it took to get it that far — and a shared desire to carry it forward with fresh energy.” Smith and her brother eventually stepped into leadership roles at Maredith, combining their perspectives to modernize operations and position the company for the future. 

“We weren’t just trying to maintain what existed — we wanted to create something sustainable and rewarding to run,” says Smith. “That meant addressing long-standing challenges, updating outdated systems, and building on the core values our mom instilled.”

Their willingness to innovate and lead with intention helped transform Maredith Management from a small family-run business into a respected regional firm. A major milestone came when Smith successfully negotiated the sale of the company, delivering a fully operational, turnkey business — plug-and-play for new ownership, with strong fundamentals and a healthy return for the buyer. 

Looking to the Future

While Smith continues to operate the business under its new ownership, she is looking ahead to opportunities where she can play a more strategic role, whether within her current company or with another organization. She is especially interested in acquiring and integrating HOA management companies, with a focus on thoughtful due diligence, identifying strong, healthy businesses, and building clear communication strategies that support a smooth transition for both teams and the communities they serve.

At the heart of her work is a genuine passion for helping people, whether that’s supporting community leaders, empowering staff, or strengthening the neighborhoods her teams manage. Known for her hands-on leadership and willingness to put in hard work, Smith remains open to new opportunities, including the possibility of launching another business in the future.
