Houston is continually adapting to meet the needs of its growing population. Many Fortune 500 companies have brought a surge of executives, managers, and their families to the city. Most integral to Houston’s growth, however, is the Texas Medical Center (TMC). As the world’s largest medical complex, TMC is not just a healthcare epicenter but a cornerstone of Houston’s economy, with people coming from all around the world to receive treatment.

The burgeoning population has catalyzed a significant demand for residential spaces, presenting a unique opportunity for those looking to invest in residential real estate. The growing demand for housing, in turn, creates vast investment opportunities for savvy developers and investors. Spencer Huck of CitiQuest Properties exemplifies this approach with his leadership in the housing project near TMC in the Greater OST neighborhood. This project has attracted investors who are purchasing some of the homes to make them available for rent or Airbnb. It should come as no surprise that Huck and CitiQuest are the players pioneering this effort.

Established in 2008 and known for its innovative approach to “new construction” homes, CitiQuest has become a key player in transforming Houston’s inner loop. The brokerage’s success, marked by over $1 billion in sales, is a testament to its experienced team and collaborative culture. Spencer Huck emphasizes the project’s significance, “Our new development is not just about building homes; it’s about creating a community for the increasing number of professionals and students who are choosing Houston as their home.”

Huck’s and CitiQuest Properties’ new project features 257 homes spread over seven blocks, offering a harmonious blend of urban and natural living. Each home, ranging from 1,600 to 2,500 square feet, sports spacious backyards, first-floor living, and modern finishes, with most boasting private driveways.

Many homes in this area have guest rooms on the first floor, and some provide a separate entrance, making them ideal for a real estate strategy that involves generating income from your home by renting out a portion of the home while living there. Since it can help cover expenses, reduce housing costs, and more, it is popular with those who attend medical school at the University of Houston (UofH) and Texas Southern University (TSU).

Complementing this development is Hines Levit Green, a sprawling 53-acre project steps from the TMC. This mixed-use development, already operational in its first phase, offers retail, dining, office space, and outdoor amenities. It’s another vibrant piece in Houston’s rapidly evolving urban landscape. The TMC’s Helix Park, a separate 37-acre mixed-use development, is also expected to bring 23,000 permanent jobs and 19,000 construction jobs to the area.

“We are framing this as the New Med Center housing district as Baylor College of Medicine recently purchased 7 acres of land within the community. Strategically located with easy freeway access off the newly expanded 288, Old Spanish Trail, and Yellowstone, it is less than 10 minutes from the Med Center and TMC’s Helix Park,” says Huck.

CitiQuest Properties is set to transform the residential landscape near Houston’s medical hub, TMC. Their vision is not just about creating housing but redefining living standards in an inclusive and accessible way. These developments are carefully designed to enhance the quality of life without imposing financial burdens on the essential workers and professionals who form the backbone of TMC. This approach reflects a deep understanding of the community’s needs and a commitment to sustainable urban growth.

Huck’s and CitiQuest’s initiatives are more than just construction projects; they are part of a broader strategy to meet the changing demands of Houston’s diverse population. By focusing on affordability and quality, these developments address a critical gap in the housing market, particularly for those who contribute daily to the city’s healthcare excellence. CitiQuest’s efforts are a testament to their ability to anticipate and respond to the evolving needs of this dynamic city.
